So, you have decided to put on your touchscreen friendly gloves and tame the beast known as Instagram. It is not as difficult as you think, especially when you consider that there is more than one way to slay a dragon.

Like any skill set, it is recommended that you have a foundation of the basics before moving further. If you have not learned to ride a bike yet, that is a skill you should practice before you enter a race. With that said, you can absolutely enter a race without training for it. You will face many obstacles and will stumble often…but if you are in it to win, then do your research and put yourself in the best position for success.

How to Convert Instagram Followers to Real Estate Leads

Solicit for Comments

Great quality photos can be enough to spark a conversation from an internet stranger. A photo of something they recognize can inspire a user to comment one of their memories. Descriptions below the photo are just as important as the photo itself. Asking real estate related questions to prompt engagement from your followers is an effective way to identify which followers will be close to making a home buying or home selling decision.

What are some signals that somebody is close to needing a real estate agent? Recently divorced? Getting married? New baby? New job? An added benefit to the below examples is building relationships with local businesses by tagging them.

Example Photo Descriptions:

-{@BUSINESSNAME} is hiring. If you know anybody looking for a job, tag them in the comments!
-{@BUSINESSNAME} is a gorgeous venue! Any suggestions on good wedding venues in {Your City}? I’m asking for a friend.

Answer Questions

A good social media presence is also good customer service. It sends the right message to users if you respond quickly to comments on your Facebook page, this translates to Instagram too. Go the extra mile, and answer a Frequently Asked Question on your Instagram page with a post! Identify a question that many people ask, then pre-emptively answer it! If the question can be answered in multiple parts, split that into different posts scheduled over the month so you never run out of content.

Example Question You Can Answer:

I often get asked by clients if it is better to buy a new home or if it is okay to buy an old home. The answer is both! There are pros and cons to each……(then answer the question)

Direct Messages

If you can get an Instagram user to interact with you one-on-one in a Direct Message, you are in! DMs on Instagram are the equivalent of a text message. When a user asks a question and needs more specific information, respond to their comment saying you are going to DM them.

Another easy way is to utilize Instagram Stories. In your stories, implement “Swipe Up” as your call to action. It is okay to have them DM you for non-real estate related reasons…the goal is to become their friend and a trusted real estate resource. When they are ready to transact, they are more likely to use you than a random REALTOR® that they found through a google search.

Your Bio

Your Instagram bio is the only place you can have a clickable link. Have a call to action in your profile, with a link to a page on your website. Remember to give a reason to click it. A neat little trick is you can go to Instagram on a desktop computer to update your bio and bio link regularly.
